Camarillo-- The City Council, Wednesday, March 9, adopted a resolution that makes the increased Traffic Mitigation Fees (TMF) adopted by resolution 2021-39 not apply to commercial development projects that received their planning entitlement approval before July 10, 2021.
PUBLIC Works Director Dave Klotzle said when the city council adopted the resolution, it grandfathered the city’s Traffic Mitigation Fee (TMF) in place.
“The update included a traffic model, based Nexus study and fee calculation to determine the level of contribution to be collected from future land development projects for use towards the cost of certain proposed transportation system improvements,” he said. “The updated TMF fee amounts to be charged to each development category went into effect on July 10, 2021.”
He said the TMF for each category was updated, based on the city’s actual costs of providing transportation improvements used by that type of development, the increase to the TMF for new commercial development was particularly significant.
“It increased from an average of about $5,700 per 1,000 square foot of a project of developed commercial space to $19,130 per 1,000 square feet,” he said. “It was a significant increase. This increased fee may substantially raise the initial cost of construction…
